오는 9월부터 세입자가 전세계약을 맺기 전 선순위 보증금과 집주인의 체납 여부를 비롯해, 전세사기 위험 정보를 한눈에 볼 수 있는 서비스가 출시됩니다.
9월부터는 주택도시보증공사 'HUG'의 '안심전세'앱을 통해 임대인의 세금 체납과 대출금 연체 여부를 보고, 선순위 보증금을 주택 시세와 비교해 전세사기 위험도를 따져볼 수 있게 됩니다.
국토부는 "그동안 세입자가 전세로 들어가려는 집의 선순위 권리정보를 확인하려면 임대인 동의를 얻어 관공서를 찾아가야 하는 불편함이 있었다"며 "앞으로 민간 부동산 플랫폼으로도 서비스 확대를 추진하겠다"고 밝혔습니다.
An app service that assesses the risk of jeonse rental fraud will launch in September
Starting in September, a new service will be introduced that allows tenants to easily check potential jeonse (lump-sum deposit lease) fraud risks before signing a rental contract. The service will provide information such as existing priority deposits, the landlord's tax delinquency status, and other risk factors at a glance.
Beginning in September, users will be able to use the Housing & Urban Guarantee Corporation (HUG)'s "Safe Jeonse" app to review whether a landlord has unpaid taxes or overdue loans. The app will also compare existing priority deposits with the property's market value to help determine the level of jeonse fraud risk.
The Ministry of Land, Infrastructure and Transport stated, "Until now, tenants had to obtain the landlord's consent and visit government offices in person to verify priority rights information on a property they intended to lease. Going forward, we plan to expand this service to private real estate platforms as well."
